Is my apartment building dangerous? Since the tsunami earthquake couple of years ago (we could feel the quake in our apartment - some 300km away from the epicenter), cracks have appeared in my apartment building. These cracks tend to be near the top of the walls, just below the beams where i believe the final row of bricks do not quite meet the beams and is filled with cement. The cracks show both on the outside as well as the inside of the apartments, and in many cases, heavy rain causes water to seep in through these cracks in the wall. If there are any structural engineers out there, can you please advise is you think the apartment complex is in danger of collapsing? Also, the apartment block sits at the top of a gradient hillside of which on the bottom of that slope (about 100' away) there's been construction of a new apartment complex. I think the piling work for that complex has also affected our building's structure as i notice new cracks appearing in the walls every few weeks or so. The apartment is in Kuala Lumpur, Malaysia. It is some 300 or so kilometers away from the epicenter of the quake that caused the tsunami that killed 250,000 people in Asia. The quake was felt here as I was awake then and felt the movement of the building. The building itself is built on the top of a slight hill (about 80' high) and is generally made of concrete structure with brick walls. However, Malaysia is known to have quite questionable enforcement of building standards although i have seen buildings that are far worse that are still standing. One more thing.. The residents have already repeatedly told the building management but the management is a new team that only recently took over from the previous management company. Also, the law of the land states that the building management is only responsible for repairs outside the individual units, or in public access areas. Within the units, its the responsiblity of the individual owners. I've fixed whatever's in my unit but if those units above me were to fall, they'd just come crashing down on me anyways. Short of publicising the issue in the papers in order to get the managment team to do something, i really don't know what else to do. But if i do so, then the property value itself will drop drastically and i wouldn't be able to sell this place. Help!
