What's the best way to negotiate the price of a new build home?

I'm thinking of putting in an offer for a new build home tomorrow, but I don't know how the pricing works when you are buying from the developer (George Wimpey in this instance). Is there any room for negotiation, or is the price you see the price you pay? Any tips appreciated - thanks.

2. I remember going to see a new build flat when I was looking to buy a house but they did not seem to want to budge on the price.
3. go for the extras-kitchen,carpets,turfed garden,legal fees
4. if you move in to your house and find , your neighbour has payed £2000 less would you be happy.? agree to the lowest possible price and move in.
